About

An operator, not just an advisor

Jordan Lynde has spent his career inside short-term rental operations in one of the most competitive vacation markets in the country — the Great Smoky Mountains. At Haven Vacation Rentals, a locally owned management company operating in the Smokies since 2016, he rose through three leadership seats: Head of Sales & Client Experience, Director of Operations, and today VP of Partnerships & Revenue.

Along the way he co-founded Tendwell Cleaning Co., a vacation-rental cleaning company serving the Smokies, where he serves as COO — which means he doesn’t just talk about turnover operations, he runs them. Through Lynde Investments LLC he also owns and operates short-term rental real estate and related operating businesses.

That combination — revenue leadership at a top-performing manager, plus ownership of the operational businesses underneath — is what he brings to consulting engagements. Jordan lives in Knoxville, Tennessee with his family.

Services

Two ways to work together

Whether you need targeted help on a specific problem or standing operational leadership, engagements are built around your business — not a template.

Short-Term Rental Consulting

Project-based engagements for owners and property managers who need expert help on a defined problem.
  • Revenue & pricing strategyDynamic pricing setup and calibration, seasonality planning, and portfolio-level revenue management built around your market’s actual demand curve.
  • Operations & turnoversCleaning, laundry, inspection, and maintenance systems that hold up on a 10-turnover Saturday — designed by someone who has run them at scale.
  • Guest experience & reviewsMessaging playbooks, escalation paths, and standards that turn guest experience into occupancy — the compounding asset in this business.
  • Market & portfolio analysisHonest underwriting of new markets and properties: what the numbers support, what they don’t, and where the operational risk hides.

Fractional COO

Ongoing, part-time operational leadership for STR and hospitality businesses that need an operator in the seat without a full-time hire.
  • Operational leadershipA seasoned operator embedded in your business part-time — owning systems, vendors, and execution so the founder can stay on growth.
  • Team & vendor systemsHiring plans, accountability structures, and vendor management for cleaning, maintenance, and guest-facing teams.
  • KPIs & reportingA reporting rhythm that surfaces the numbers that matter — occupancy, RevPAR, turnover cost, review velocity — and what to do when they move.
  • Scale readinessThe processes, tooling, and org design to grow from dozens of doors to hundreds without the wheels coming off.

Questions

Frequently asked

What does a short-term rental consultant do?

A short-term rental consultant helps vacation rental owners and property managers earn more from each property — tightening pricing and revenue strategy, fixing operations and turnovers, and raising guest experience so listings rank and rebook. Engagements are scoped to your specific bottleneck rather than a fixed package.

What areas do you serve?

Jordan is based in Knoxville, Tennessee and works hands-on across the Great Smoky Mountains market — Gatlinburg, Pigeon Forge, Sevierville, and the surrounding Sevier County area. Consulting and fractional COO engagements are also available remotely to short-term rental operators anywhere in the United States.

What is the difference between consulting and a fractional COO?

Consulting is project-based: you have a defined problem — pricing, a turnover system, a new market — and need expert help to solve it. A fractional COO is ongoing, part-time operational leadership, where Jordan sits in the operator seat, owning systems and execution for a set number of days each month without the cost of a full-time hire.

Who do you work with?

Self-managing owners with a handful of cabins, co-hosts, and professional management companies scaling from dozens of doors toward hundreds. The common thread is operators who want durable, systemized operations rather than a quick fix.

How do engagements start, and what do they cost?

Every engagement begins with a free 30-minute intro call to understand your business and whether it is a fit. Pricing depends on scope and is discussed on that call — project fees for consulting, or a monthly retainer for fractional COO work. There is no obligation and no hard pitch.
